Hunter and Newcastle are two different types of New South Wales environments. Hunter is a sprawling area where 89.1% of homes are separate houses and 81.0% have three or more bedrooms. In contrast, Newcastle is a very walkable urban hub with far more renters (36.6%) and a higher share of university degrees, at 29.2% compared to Hunter's 13.2%. Newcastle also has a much larger proportion of recent overseas arrivals at 19.2%, while Hunter's share is 8.5%.
