Swan and Forrest are two very different Western Australian areas. Swan is a very walkable hub where 38.9% of people were born overseas and 28% speak a language other than English at home. It is also more highly qualified, with 31.4% of adults holding a bachelor degree or higher. In contrast, Forrest is mostly car-dependent and more sparsely populated. It has a much higher share of detached houses (88.4% compared to 63.5% in Swan) and larger homes, with 85.6% of dwellings having three or more bedrooms.
Both areas are almost identical in the number of people per home, which sits at 2.4 in Swan and 2.5 in Forrest. While they share this similarity, other gaps have grown since 2011. The difference in the proportion of overseas-born residents has widened, and the age gap has increased, with the typical resident in Forrest now six years older than those in Swan. This is consistent with a higher share of seniors in Forrest, which is 19.8% compared to 14.8% in Swan.
