Mermaid Beach Theodore
Theodore and Mermaid Beach are two different types of neighbourhoods located about 22 km apart. Theodore is a family-heavy area where 22.2% of people are children and 89.5% of homes have three or more bedrooms. In contrast, Mermaid Beach is much more urban, with a very walkable score of 7.6 and a far higher share of people living alone (25.3% compared to 15.0% in Theodore). This difference in lifestyle is clear in the housing; separate houses are far more common in Theodore (74.9%) than in Mermaid Beach (47.3%), while the latter has far more flats and apartments.
Since 2011, these two areas have moved in opposite directions across several key measures. The gap in children under 15 and the share of separate houses have both flipped, with Theodore now leading in both. Despite these shifts, they share a very similar financial profile, with nearly identical typical weekly personal incomes. They also both have about 30% of their population born overseas, and both sit well below the national figure for people who speak a language other than English at home.
