Fortitude Valley Teneriffe
Fortitude Valley and Teneriffe are neighbouring inner-city areas with very different profiles. Fortitude Valley is a young, diverse hub where 41.1% of people were born overseas and 27.9% use a language other than English at home. It is also a high-density rental market, with 80.6% of homes rented and 51% of residents living alone. In contrast, Teneriffe is wealthier and more established; 42.8% of households earn $3,000 or more a week and 56.7% of adults hold a bachelor degree or higher. Homes in Teneriffe are also larger, with 29.2% having three or more bedrooms, compared to just 6.9% in Fortitude Valley.
Both areas are exceptionally accessible, with every home located within a 10-minute walk of public transport and a 15-minute walk of a park. They share very similar rates of people working or looking for work and a high proportion of residents who identify as having no religion. While they are alike in these ways, the two areas have diverged in some aspects; for example, the gap in home ownership has widened, as Teneriffe has far more homes owned outright than Fortitude Valley.
